Property Market In Spain 2008

I have just reviewing a range of official statistics (Registro de Propiedades, INE, etc..) have compiled a brief analysis on how the Spanish property market fared in 2008. As can be imagined sales are down (surprised?), but not all appears to be doom and gloom.

First let us have a look at planning approvals. According to the statistics, planning approval is 58.1% with only 252,916 approvals in 2008. Still a high figure by most standards, but believe it or not, this is Spain’s biggest fall on record, not surprising considering the last property boom was the largest in Spanish history, with the largest building boom, etc…
On a positive note for those involved or reliant on the residential building sector, VPOs (subsidised housing) rose by 3.6%.

Now let us review property sales. According to the information I’ve managed to find, the Spanish property market shrank 29% in 2008. What that means in is that there were 561,500 property sales in 2008 compared to 788,500 properties in 2007.

Of the 561,000 property sales, 296,500 were for newly built properties (a 13% drop) while 265,000 were for resales (41% drop).

Over the last quarter of 2008 there were a total of 113,300 sales, with new builds at 64,500 and resales at 48,800.

Now although the figures are not good, how can a shrinking market be good? What I do see as a good sign, is that even with the financial crisis last year and all the turmoil surrounding it, properties were still being bought and sold.

What is interesting from the statistics is that looking figures for 2008, newly properties made up over 50% of all the sales. Believe it or not this is not surprising. Many of these sales would have been on properties that had been purchase in 2007/6/5 that are now only going to completion. This year we should start to see newly built properties make up a lower percentage of the total.

So obviously properties have been sold in Spain in the last year, but as you can imagine at reduced prices. Although of course unique properties or those that cannot be easily reproduced (location, quality, etc…) are holding their prices a lot better than many of the mass built properties found in some areas.

Commercial property rents slashed by almost 30%

UK rental values are now at a sixteen year low after commercial property rents declined once again last month. Demand for commercial property is at an all time slump reflecting the sheer extent of the different industries affected by the recession. Proper Car Care Includes Rust Protection and Treatment

The average car now costs over $30,000. The average monthly car payment is now $430 and the loans are near 6 years long on average. With taxes, fees and insurance thrown in the average monthly cost of a car is similar to that of a mortgage payment. Being that we are spending this much on our cars we need to take a renewed look at car care and treatments that will increase the longevity of these major investments. Sadly, many people neglect their cars and there is little, if any, car care done. Rust can happen anywhere in America (it isn't just a problem for northerners). It is also easy to prevent with a little proper car care.

Everyone hates rust and complains about it, but when you look at their cars, little if anything is ever done to stop or prevent it. As evidenced in clinical studies and research by the big 3 auto manufacturers, its not a question of if. It's a question of when. Whether it is salt and snow, salty ocean air, industrial fallout and acid rain, rock chips, road debris, etc... There are many different elements of nature that exist everywhere and will do harm and weaken your car's finish and allow rust to start. The metal on your car is mostly protected by a very thin coating of paint and primer. Rust is caused by a loss in electrons of the metal and can occur as soon as the thin paint coating is jeopardized.

First, to prevent rust it is best to protect your paint. Proper car care will not only protect, but strengthen the paint. A good cleaning and waxing regimen once every two months has been proven by AAA to greatly reduce the occurrence of rust. Regular cleaning will remove contaminates that will weaken or even etch into the paint. Car wax or car polish will create a stronger, slippery surface that will be more impervious to the elements and help seal out moisture which can start the rusting process. To properly apply car wax or car polish you apply it one section at a time and allow to dry to a haze. Then you buff it off and repeat 2 - 3 times for maximum protection. People who regularly use car wax or car polish in their car care routine have a much lower incidence of rust.

If you notice a scratch or chip, nick that goes through the paint make sure you treat it properly. Get matching touchup paint by using the paint code inside your door jamb (most auto parts stores and dealers will have this matching paint or can get it for you). You will only need a small 1 oz. bottle for most scratches. Use a toothpick so you get the paint exactly where it is needed, in the scratch, nick, etc... not all around it. Completely cover any exposed metal. Then apply a clear coat touch up paint for best protection. This will seal out moisture and prevent rust from occurring. If you are in a jam you can always use clear nail polish to cover the exposed metal.

If rust has set in, then the required car care and treatment gets more complex. The rust spot must be sanded down and exposed. It is then treated with a anti-rust which will chemically react with the rust changing its chemical and electrostatic properties. Then it must be sanded down, primered and then painted. With the complexity of today's automotive paints it is probably best to leave complex rust and car care to the professionals (most auto body shops will be glad to do this for you and you will have guaranteed excellent and long lasting results). As it is said, "You get what you pay for." A cheap repair is just that, and for the same matter, so is cheap or non-existant car care.

Rust can be prevented and your cars finish maintained with a little proper car care and the use of car wax or polish.

1. Eliminate Data Entry. Traditional forms of registration rely on fax or mail-in registration. This means event organisers must manually enter all the data from the registrants into a computer, or worse, create some kind of paper filing system. The potential for errors is significant and the time it takes to manually organise the data can be excessive. With online registration, the registrant enters their information into an online form. When the registrants submit their information through this form, it is automatically organised and stored in an online database that the organiser can immediately access, anywhere, anytime.

2. Built in logic. An online registration form can prevent people from making invalid or conflicting selections, and results in more accurate and complete data. For example, if someone leaves an important section blank and tries to submit the form, the built in logic of the form can create a message asking the person to fill that section in before continuing. Similarly, if a registrant must choose between one option or another, the form can eliminate the possibility of the registrant choosing both options. This is not possible with fax or mail-in registrations.

3. Less printing. Online registration means that you can present your entire event information package online. There is no need to pay for the printing of registration forms or expensive information packages and there will be more fax paper left in your fax machine.

4. Reduce errors. With fax or mail-in registrations, the potential exists for organisers to make an error when manually transferring the data to a computer, either inadvertently or perhaps because the handwriting on the registration form is illegible. 6. Manage event capacity by applying automatic registration limits. Often, you want to limit the number of attendees to an event. With the old manual method there was no easy way to do this. Faxes might still be coming in when you had reached your event limit and then you would have to contact those registrants to let them know that you couldn’t process their registration because the event was full. With online registration, however, you can set the online form so that it limits the number of registrants to a particular event, or even to seminars and workshops within an event. Once the limit has been reached the form will not allow any more registrations and it will notify potential registrants that the registration limit has been reached. Obviously, you can also build some leeway into your limit to allow for your estimate of no-shows.

7. Real-time credit card processing gives certainty. When you use real-time online credit card processing, you get more of a commitment from participants. Within a few seconds they know if the transaction has been approved and you have the security of knowing you have the fees. Otherwise you may be waiting for a cheque and, in the meantime, you may have to put other registrants on a wait list until you know for sure that a registrant is attending.
